Well, now that we are back from vacation we are both sick. :( Great. I have a sore throat and messed up sinuses. Matt had a sore throat yesterday, and I am not sure if the sinus part has caught him yet.

Am going in to work two hours earlier than usual because the boss called last night and asked me to. I guess she is a day behind because she was also sick.

Well, I am hoping that my cold is on the mend. The call center let me off 1 hour and 12 minutes early tonight, and the extra hour of rest was nice!

I am still behind on my work at the appraisal place. I went in 2 hours early on Monday and 1 hour early on Tuesday. Tomorrow (Wednesday) I am planning to go in 2 hours early again. The boss is also behind because of being sick, and her being behind also makes me behind, I think. Today was especially confusing because we have several clients requesting that we rush their orders, plus there was stuff past due and due today. Hopefully by Friday this mess will be caught up.

Did you know that the interest rate is currently 4.785 or something like that? Wow! I really do wish we could refinance. We actually owe more on our house now than it is worth, and our interest rate is going to start adjusting in April. We need to get moving on asking the bank if they will help us out with fixing our interest rate or something... they are doing that for a lot of people these days.

That is a wonderful rate.

Why can't you refinance? I know when interest rates went about 3 points lower than what we had on our morgage the bank let us refinance. I didn't realize they might not have.

We can't refinance because we owe more than our house is worth. The bank won't give you a new loan for say, $200,000 if your house is only worth $180,000.

Yes, we do have an adjustable rate mortgage that was/is fixed for three years. We started our mortgage in November 2005 and for some reason it doesn't start adjusting until April 2009. I am not sure how the extra five months made it on there.

I don't understand the second part of your question though. Technically I am an appraiser, and there is nothing I can do to help myself.

Oh so you just appraise the cost of a home then? What I was wondering is who can we (in general) go to when we want to talk to someone about how much we can afford (in terms of buying a house or condo). I suppose it's a credit counselor.

Appraisers estimate the value of a home based on comparable properties that have sold recently. We go out and look at the house/land/building/what you want appraised, measure, take pictures, etc. Then we go back to the office and write up a report with data about the property and comparables and such. That is about all we do, just in different aspects with each assignment.

If you wanted to find out if you could qualify for a loan, you would go and see a loan officer or loan broker. They would look at your income and current bills and credit score and let you know the maximum amount they could loan you. Usually the maximum amount is more than you could realistically pay every month, so you would want to find a house for less than that. If Matt and I would have bought a house with the maximum amount they qualified us for we would have been foreclosed on a long time ago.

I have never dealt with a credit counselor, so I am not sure what they do for you. I only know about people who give loans.

Can you refinance part of it? (This is a question of will the banks do that, because I don't know anything about this sort of thing, having never bought a house myself.)

I can't believe interest is that low. I wish I made enough to buy a house, oh yeah, and I wish houses were affordable in my area. Median house in my county (which is GIGANTIC) is still above $500,000. Nope. Can't do that.

lol. But even though a person couldn't afford something now you could certainly find out about how much you would need to save right? Ha.

So how much lower from the maximum is a safe amount to go by?

You usually don't want more than 2.5 times your salary and no more than 25% of your income.

So if you make 50,000 then you should be looking at no more than 130-140,000.


If you are in a high cost of living area you could pay a little more.. but if you get to 30, 40% of your income you'll be stretching it and you wouldn't be able to have any other debt. You can make an appointment with a mortgage person, they won't start the paperwork if you can't afford it cause they won't waste their time. You'll need to pull up your w-2s and stuff, they usually consider the last two years of income.

My rent is close to 50% of my and Josh's income combined.

Same here. Where we are is actually pretty reasonable. So to even get to 25% we need to live in a place about $400 less a month. lol

I am sure it's a little different between renting vs. buying. I would imagine that you would have to be even more conservative if you buy (property tax, etc...)

I've heard from several owners that they don't save for property taxes. Their income tax refund is usually enough to cover the property taxes. I think I would still save though.

If we could find something where the mortgage is what we're paying in rent, I think we would do it. Hoping/praying it would increase in value between now and when we leave California.

But Josh has a bad credit history (his ex-wife really hurt him when they divorced) and can't get approved for a car loan, so we really can't do it. I wish we could though.
